Asbestos testing and surveys

Is there asbestos in your house? It depends on the material, not only the year. An accredited inspector samples the surfaces your project will touch, a lab reports back, and you pay to remove only what comes back positive.

Texture gets a lab sample before it gets a scraper. A positive result means a sealed room and wet removal. A negative result hands the ceiling straight back to your painter or drywall finisher.

Floor tile and sheet vinyl

Before new floors go in, each old layer gets a sample, from the tile to the backing under sheet vinyl and the glue. Positive layers come out by hand and stay wet. Your installer starts once the room is cleared.

Pre-demolition abatement

DeSoto requires a permit to demolish a building or structure. A survey and any cleanup come first, so the crew with the excavator is not the first to find out what is in the walls.

Commercial renovations

DeSoto's commercial permit guide says remodel, renovation and demolition projects should have an asbestos survey of the areas affected. We arrange the survey, then clear anything found before your build-out.

Asbestos testing and removal costs

More than 2 in every 10 DeSoto homes were built before 1980, so asbestos still turns up in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in DeSoto, Duncanville and Lancaster. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Asbestos testing and surveys

  • Testing for a small remodel, a few samples$350 – $700+
  • Whole-house survey before a remodel or demolition$650 – $1,500+
  • Air test after removal (clearance)$300 – $800+
What is included

An inspector takes small samples of what your project will disturb, a lab tests them and a written report says what is positive. In a newer house many samples come back clear, which ends the question. An air test after a removal is a separate visit.

Our process

01

Talk it through

You tell us what you plan to change and when. We list the surfaces in the way and choose which ones to sample, so you test what matters and skip what does not.

02

Test, then plan

Once the lab reports, we know what we are dealing with. That sets the method, the containment and the landfill, and for some building types it also starts a 10-working-day clock for notice to the state.

03

Remove and clear

We seal the area, switch off the heating and cooling serving it and keep the material wet. Afterward the area is cleaned and inspected, and you receive the lab reports, any notice sent to the state and a record of where the waste went.

What DeSoto asks for

Commercial projects

The city’s commercial permit guide says all remodel, renovation and demolition projects shall have an asbestos survey of the areas affected. Its checklist asks you to note on the permit application whether a survey was done.

Houses

The residential permit packet does not mention asbestos. Demolishing a building or structure does need a permit, and near homes the city limits excavation and demolition to 7 am to 6 pm on weekdays, 8 am to 6 pm on Saturdays and 9 am to 5 pm on Sundays without heavy equipment, unless Building Inspections approves an exception. Building Inspections is at 972-230-9610.

Where the state rules start

The state starts to care at five units. Apartment and condo buildings above that size, and all commercial space, need a survey before renovation or demolition. A single house, or a building with four units or fewer, does not.

DeSoto homes by decade

DeSoto is mostly a newer city. About 4,600 of its roughly 21,700 homes (21.1%) were built before 1980, according to Census estimates. No decade has more homes than the 1980s, at about 5,100.

The 1960s and 1970s

DeSoto’s 1970s houses (about 2,800) and 1960s houses (about 1,300) are where it pays to test ceiling texture, joint compound and old floors before a remodel.

The 1980s and later

Most DeSoto homes were built in 1980 or later, so many tests will come back negative, and that is a useful answer too. A build date does not settle it, so we test the surface your project touches.

Frequently asked questions

Does DeSoto require an asbestos survey for a permit?

For commercial work the city's guide says to have one, and it asks you to note on the application whether you did. The residential permit packet does not mention asbestos, so a test on a house is your call.

My house was built in 2004. Is testing worth it?

Probably only if your plans disturb a material you cannot trace to that year, such as a repair made with older stock. Ask us, and we will tell you whether samples make sense.

What affects the cost?

Price follows the survey. Material, amount, access, containment, nearby occupants, lab fees and disposal all count, and a report with quantities lets us quote a real figure.
